Our approach
Property disputes turn on documents: the deed, the survey, the plat, the chain of title. We start by getting the documents right, then advise you on where you stand and what the realistic options are, from a corrective deed or a negotiated agreement to a lawsuit when nothing less will protect your rights.
Common questions
My neighbor's fence is over the line. What can I do?
Start with a survey. From there the options range from a boundary line agreement to an action for ejectment or quiet title, depending on how long the encroachment has existed and what the records show.
Several relatives inherited land together and we cannot agree. What happens?
Any co-owner can ask the court to partition the property, dividing it physically where possible or ordering it sold and the proceeds split. Many of these cases settle once everyone understands their share.
Do I need a lawyer to buy or sell land in Florida?
Not legally, but a lawyer reviewing the contract and title before you sign is far cheaper than fixing a problem after closing.
This page is general information about Florida law, not legal advice about your situation. Deadlines and procedures vary and change; talk to an attorney about yours.
